HOW DO I APPLY?:

Eligibility Criteria

  • At least one member of the household is 16 years of age or older.
  • At least one member of the household is able to live independently, with or without support services.
  • Each member of the household is:
    - a Canadian citizen, or
    - a permanent resident of Canada or has applied for permanent resident status, or
    - a refugee claimant or Convention refugee.
  • No Removal Order has become enforceable against any member of a household. (A Removal Order means you cannot legally remain in Canada and you must leave the country).
  • No member of the household owes arrears to any social housing provider.
  • At initial occupancy, total household income must not exceed four times (25%) the annual equivalent of the monthly occupancy cost for the unit. (NOA required) 
  • At initial occupancy, total household income must not be less then 35% the annual equivalent of the monthly occupancy cost for the unit.
  • A credit score over 650 is required for each applicant on the lease.
  • If a member of a household owns or has an interest in a residential property that can be occupied year-round, the household is not eligible for an affordable housing unit.

The deadline to submit an Application for affordable rental units at 99 Lake Shore Blvd East. in Sugar Wharf is by Friday September 30, 2022.

Random Selection will be conducted for unit type (studio, 1 bed, 2 bed, 3 bed) and is not unit specific. 

Occupancy standards: Household must include a minimum of one person per bedroom, and couples must share a bedroom. no more than two persons per bedroom

Last tax years Notice of Assessment (NOA) issued by the CRA, is required for each household member for income verification. The NOA will be used to determine if household is at or below income threshold. Line 23600 of the NOA will be used. 

Applications submitted after the deadline will NOT be accepted. Only one Expression of Interest per household. Duplicate or incomplete submissions will not be processed.

After all forms are collected and the random draw takes place, successful applicants will be contacted to proceed with the approval process.
Applicants will be required to complete and sign an Eligibility and Household Income.
Review Form and provide supporting documents for proof of income and status.
Applicants agree to have a credit check preformed on them.
Applicants will have 5 days to respond with the completed application and supporting documents. If you do not respond in those 5 days, you will lose your opportunity and the
next person in line will be given status.

Selection Process

Element Property Management will assign applicants a random number that generates a place on the applicant list for the new buildings. To ensure fairness, the City of Toronto will provide oversight of the selection process. This random selection applicant list will remain active for two years. Please note: Only one Expression of Interest per household. Duplicate or incomplete applications will not be processed.

a. When all the Expressions of Interest for Random Selection forms are collected, applicants will receive a randomly assigned position on the applicant list using an electronic system.

b. After a random selection applicant list is created, top listed applicants (depending on number of available units) will be contacted to proceed with the approval process for eligibility. Applicants will have five business days to respond with the completed Application for Affordable Rent Accommodation form. If you do not respond by the deadline, you will not be given another opportunity to apply for an affordable rental unit in Lido Residences, 99 Lake Shore Blvd East.

c. Applicants owing money arrears to any social housing provider are not eligible for an affordable unit.

d. Approved applicants will be notified about which units are available and given an opportunity to select these units by ranking them in order of preference. Element Property Management will try to offer applicants the units ranked as most desirable. However, there is no guarantee that applicants will receive their first choice. Approved applicants will be required to submit a last month's rent deposit within two business days of approval and complete signing the Residential Tenancy Agreement with Section 15.

e. Only approved applicants will be offered a unit. Therefore, applicants should NOT give notice to their current landlord until they have a completed, signed lease by all parties and the deposit has been paid.

f. If the applicant refuses the unit offered to them or does not complete the steps in the timeline as required, the applicant will not be offered another unit.

g. Order of preference for units will be within occupancy standards (household must include a minimum of one person per bedroom, and couples must share a bedroom. no more than two persons per bedroom) and not "most desirable"
